For many families in Bangladesh, land has long been the safest place to keep savings. It cannot be spent by accident, it does not wear out, and near a growing city it has usually kept pace with rising prices.

But land is not a quick investment. It is hard to sell in a hurry, its value depends on the roads, utilities and approvals around it, and the paperwork has to be right for the value to be real.

Before investing, ask three questions. Is the title clean and verifiable? Is the area connected — or about to be — by a major road or bridge? And is the price in line with recent registrations nearby, which the local sub-registry office can confirm?
