Most problems in property buying start with papers nobody checked. Before you pay a booking amount for land or an apartment, ask to see these seven documents — and verify them yourself or through a lawyer.

1. The title deed (dalil), and the chain of earlier deeds going back at least 25 years. 2. The khatian records — CS, SA, RS and the latest survey — showing the land in the seller's name.

3. The mutation (namjari) and DCR, which prove the government has recorded the current owner. 4. Up-to-date land development tax (khajna) receipts. 5. A non-encumbrance certificate showing no mortgage or court case against the land.

6. For an apartment: the approved building plan from RAJUK or the local development authority, with its approval number. 7. For a joint venture project: the registered power of attorney between the landowner and the developer.
